How to Find a Villa in Bali (The Real Tips That Actually Work)

After living here for 2 years and moving through multiple villas .. this is what I’d tell my friend if he asked where to start.

✅ Step 1: Start With Facebook Marketplace

This is hands-down the best place to find villas directly from the owner no middlemen, no hidden fees.

Search Keywords:

• “2BR”

• “2 Bedroom Villa”

• “2 Bedroom Villa Canggu”
  → Set location to Canggu, filter by price, and sort by Newest First.

✅ Step 2: Post in the Right Facebook Groups

Don’t just scroll ..post your own listing so locals and owners can reach out to you.

Hi! We're looking for a 2BR villa in Canggu (Babakan, Dalung…) from 15 Aug to 15 Oct 2025.
Budget: 5–12 Mil/month
Requirements: quiet area, pool, kitchen, AC, fast WiFi.

📸 Photos can lie. Many use old pics, hide construction nearby, or skip the bad angles.

• Visit in person or ask for videos + live video call

• Walk around the neighborhood (morning + evening)

• Ask: “Any current or upcoming construction nearby?”
  

✅ Step 4: Pick the Right Area for Your Needs

Every part of Bali has a different vibe. Here’s a quick cheat sheet:

Area: Babakan

Best for: Quiet, local, peaceful , ideal for working from home or couples.

Area: Dalung

Best for: Very affordable, local feel, great if you want space on a budget.

Area: Berawa

Best for: Trendy & walkable. Cafes, gyms, but can be busy & noisy.

Area: Canggu

Best for: Central, social, good for networking but traffic is real.

Area: Pererenan

Best for: Calmer surf town, more upscale, peaceful.

Area: Seminyak

Best for: Tourist vibe, nightlife, short-term living.

👉 Tip: Match your area with your daily lifestyle not just how pretty the villa looks.

✅ Step 5: Negotiate with Confidence

Monthly prices are almost always negotiable especially for 2+ month stays.

💬 Example:

“We love the place. Would you consider 9 Mil/month if we pay 2 months upfront?”

Don’t be shy. Most owners expect a little negotiation.

✅ Step 6: Ask the Right Questions

Before you say yes, make sure to ask:

• Is WiFi fast and stable?

• Is electricity included or separate?

• How much is the security deposit?

• Can I see the exact location on Google Maps?

• Any cleaning included?
  

🧠 Pro tip: Screenshot everything for your records. WhatsApp agreements are common here.

✅ Step 7: Sign a Rental Agreement (Especially for Long-Term)

If you’re staying more than a month, get a contract.
Even if it's just a simple doc, it protects both sides and avoids misunderstandings later.

Make sure it includes:

• Start/end dates

• What’s included (WiFi, utilities, cleaning, etc.)

• How deposit works

• Payment terms

It’s normal to sign something here if the owner refuses any form of agreement, that’s a red flag 🚩
